Relying on a real estate agent is faster and better than relying on tools

Hello, I'm incompetent.
I was browsing SUUMO and it suddenly occurred to me that I might find cheaper properties by automatically acquiring property information with a regular job, but that wasn't the case.

Because real estate agents can see REINS...

REINS itself is like a database that compiles property information that all real estate agents use as merchandise, and I myself have only been looking at REINS Sokuhou (flash reports) for several years.
By looking at REINS Sokuhou, you can see the surplus of properties in rural areas, etc.
It allows you to check property liquidity.
However, the crucial property information itself cannot be viewed unless you are a professional. This is because only "real estate agents registered as members of the 'Real Estate Information Network System'" can view it, so you can't see it without doing that.
By the way, I started looking at REINS Sokuhou because someone who seemed to be dealing with real estate in a casually circulating job on Twitter long ago tweeted something like "Have you seen REINS Sokuhou? It's so bad I can't even laugh lol," which piqued my interest and led me to start researching and then viewing it.

What appears on property information websites

Since only properties that can already be contracted as rentals are listed, unlisted properties themselves are not listed, and as a result, the only thing ordinary people can do is ask through a real estate agent.
The properties I was actually told about included ones that were scheduled to become vacant, and ones where the landlord had already been spoken to, or where they told me about properties that would become vacant around my moving timing, which was incredibly good.
As a result, even looking at online information again, I was glad to find a clearly well-conditioned and inexpensive property. I don't know yet if I'll decide on it, though...

Lessor side: Wants to eliminate property downtime
Lessee side: Wants to move at a time that suits the property's availability
Real estate agent: Mediates the above, profits if there is property liquidity

It's better for the real estate agent if a contract is made as much as possible, so it's better to rely on the place that does that job.

On the other hand, what I made myself...

I created something that converts SUUMO property information into CSV, and intended to acquire it as a cron job, add desired conditions to grep, and send emails, but in the end, asking a real estate agent yielded better-conditioned properties.
I did go as far as "converting SUUMO property information to CSV," but it's also hard to decide how wide an area to cover.
And it's quite fun to tell real estate agents, "I look at REINS Sokuhou as a hobby," because they often tell you things you wouldn't normally hear. There's a sense that I can do this because of my current age; if I say this when I'm older, I might just come across as a pathetic adult, so I need to be careful...

Area to live in

Now, the area I'm looking to live in is somewhere between Shinjuku Station and Meidaimae Station.
If I'm going to be foolishly far away and pay around 50,000 yen in rent, it's better to be closer to the city center, and honestly, for myself, anything is fine...
It's about 20 years old, has a Western-style room, rent is around 50,000 yen as desired, space for a two-burner stove, and a washing machine space, so I think it's quite cheap for this area. Plus, it's within a 10-minute walk from the station.
Wow. I'm grateful.

By the way, of course, I don't have time to view the property, so when I asked, "Can I sign a contract online only?", it seems that an online viewing alone is fine. Although I was told by others that "you should definitely view it in person," in the end, there's an element of a "property gacha" (lottery), so I thought that would be fun in its own way, and asked the real estate agent to take care of everything without viewing it.

So, this turned into something like a diary entry.
By the way, riding the trend, I read all of Dandadan, and it really resonated with my love for the occult, so I recommend it. I wish I had read it when my senior recommended it a long time ago, but at that time, I was in a rom-com boom...
Well then. Until next time.
